Each unit gets its own mini split system on its own electrical circuit. The resident pays their own electric bill for heating and cooling. No common utility allocation, no billing disputes, no HOA drama.

Recommended Configurations by Unit Type

Studio / Efficiency (300-500 sq ft)

MrCool 9K single-zone One wall-mount air handler handles the entire studio. Mount above the living area; the bedroom alcove gets conditioned air from the same unit. Simple, efficient, one outdoor condenser per unit.

One-Bedroom (550-800 sq ft)

MrCool 12K or 18K single-zone A 12K handles most one-bedrooms. Go 18K if there's significant window exposure or the unit faces south/west. For higher-end projects, consider a dual-zone with a 9K in the bedroom and a 12K in the living area for independent temperature control.

Two-Bedroom (800-1,200 sq ft)

MrCool multi-zone (18K or 24K condenser + 2-3 air handlers) Each bedroom gets a 9K air handler, living area gets a 12K. The 24K outdoor condenser powers all three with individual zone control. This configuration provides true room-by-room comfort.

Three-Bedroom (1,100-1,500 sq ft)

MrCool multi-zone (36K condenser + 3-4 air handlers) Bedroom air handlers (9K each) plus living area (12K-18K). The 36K condenser has capacity for four zones comfortably.

Outdoor Unit Placement

The biggest design consideration for multi-family ductless is condenser placement. Options:

Balcony Mounting

Common for mid-rise buildings. Each unit's condenser sits on their balcony. Pros: easy access for maintenance, short line sets. Cons: noise on the balcony, aesthetic impact.

Ground-Level Pad

For low-rise buildings (2-3 stories), condensers can sit at ground level. Line sets run up the exterior wall to their respective units. Pros: out of sight, easy service access. Cons: longer line sets for upper floors, ground-level space required.

Rooftop

All condensers on the roof. Line sets run through interior chases. Pros: ground and balcony space preserved. Cons: roof access needed for service, longer line sets, structural considerations.

Exterior Wall Brackets

Condensers mounted on exterior walls using brackets. Common in dense urban areas. Pros: minimal ground/roof impact. Cons: aesthetic concerns, noise transmission through walls.

Work with the architect early in design to determine the optimal approach. The condenser placement decision affects line set lengths, electrical routing, and aesthetic impact.

Energy Code Compliance

MrCool systems exceed current energy code requirements in all U.S. jurisdictions:

  • SEER2 up to 22: Exceeds the federal minimum of 14.3 SEER2 (South) and 13.4 SEER2 (North)
  • HSPF2 up to 10: Exceeds the federal minimum of 7.5 HSPF2
