How to choose the right mini split
A mini split is rated in BTUs (British Thermal Units), which is the cooling and heating capacity of the unit. Sizing matters — an undersized unit runs constantly without cooling the space, an oversized unit short-cycles and wastes power. Use this guide to pick the right one.
Step 1: Match BTU to your square footage
A general rule is 20-25 BTU per square foot for moderate climates. A 9,000 BTU mini split covers ~300-450 sq ft (a bedroom or small office). A 12,000 BTU unit covers 450-600 sq ft (large bedroom). 18,000 BTU covers 600-900 sq ft (living room). 24,000 BTU covers 900-1,200 sq ft (open kitchen + living). 36,000-60,000 BTU is for whole-floor or whole-house systems with multiple indoor heads.
Step 2: Single-zone vs multi-zone
Single-zone mini splits have one outdoor unit and one indoor head — best for cooling a single room. Multi-zone systems have one outdoor unit feeding 2 to 5 indoor heads, each independently controlled. Multi-zone costs more upfront but is far cheaper than installing separate single-zone systems for each room.
Step 3: DIY install vs professional install

Step 4: Check SEER2 and HSPF2 efficiency ratings
