It's the most efficient way to cool and heat a whole house or multiple rooms — fewer outdoor units, less roof space, lower equipment cost than buying separate single-zone systems, and per-room temperature control that central air can't match. How to size a multi-zone mini split
Multi-zone systems require slightly more thought than single-zone. The outdoor condenser has a total BTU capacity, and each indoor head pulls a portion of it. Get the math right and your system runs efficiently for 15+ years.
Step 1: Add up the BTU you need per room
Use 20-25 BTU per square foot for each room. A 12x14 bedroom (168 sq ft) needs ~4,200 BTU — round up to a 6,000 or 9,000 BTU indoor head. Two bedrooms + a living room might need 6K + 6K + 12K = 24K total indoor BTU. The outdoor condenser must match or slightly exceed that total.
Step 2: Choose your outdoor condenser size
Multi-zone outdoor condensers come in 18K (2 zones), 27K (2-3 zones), 36K (3-4 zones), 48K (4-5 zones), and 60K (5 zones). Add 10-30% headroom over your indoor BTU total — this lets the system run efficiently at part load. Rule of thumb: indoor BTU total should be 80-130% of outdoor BTU.
Step 3: Mix indoor head sizes
You don't need identical heads. Pair a 6K bedroom unit with a 12K living room unit and a 9K kitchen unit on a single 27K outdoor condenser. MrCool multi-zone systems support any combination of 6K, 9K, 12K, 18K, and 24K indoor units (subject to outdoor capacity).
Step 4: Indoor unit type — wall mount, ceiling cassette, floor
Wall-mount heads are the cheapest and most common. Ceiling cassettes mount flush in a drop ceiling — better for offices, finished basements, and aesthetic-conscious spaces. Floor-console units sit at floor level — best for high-window walls or sloped ceilings. You can mix types in one system.
Step 5: Single-zone vs multi-zone — when each wins
Single-zone wins for one-room jobs or when rooms are far apart (longer line set runs make multi-zone uneconomic). Multi-zone wins for 2-5 rooms within ~50 ft of each other — fewer outdoor units, lower total install cost, and shared compressor efficiency.

A single outdoor condenser contains the compressor and connects via individual refrigerant lines to 2-5 indoor air handlers, each in a different room. Each indoor unit has its own thermostat, so rooms can be cooled (or heated) to different temperatures simultaneously. The outdoor unit ramps up or down based on total demand from active indoor units.
Is multi-zone cheaper than installing separate single-zone systems?+
Almost always, yes — for 2-5 rooms close together. A 3-zone outdoor condenser + three indoor heads typically runs $2,800-$5,500. Three separate single-zone systems run $3,500-$7,500 (more outdoor units, more line sets, more electrical work). Plus you save on roof/yard space.
Can I run only some indoor units at a time?+
Yes — that's a key advantage. Inverter-driven multi-zone outdoor units modulate compressor speed based on active indoor demand. Cool one bedroom at night while leaving the other 4 zones off, and the outdoor unit ramps down to minimum capacity (often under 30% of rated output).
What happens if I want to add a 4th zone later?+
You can't add zones beyond what your outdoor condenser supports. A 36K outdoor unit rated for 4 zones cannot be expanded to 5. Plan for future zones at install time — buying a slightly larger condenser now is cheaper than swapping it later.
Are multi-zone mini splits DIY?+
Some are. Most homeowners hire an HVAC tech for multi-zone — the savings vs pro install are smaller than on single-zone DIY.
Do all indoor heads need to be the same brand as the outdoor unit?+
Yes. Multi-zone systems are matched sets — the outdoor compressor is engineered for specific indoor head models from the same brand. Mixing brands voids the warranty and usually doesn't work. Stick with all-MrCool components.
